Zoned climate control for Valdebebas penthouses and new-build homes

Large windows, spacious terraces and recent buildings: comfort in Valdebebas comes down to how well each zone of the home is handled.

Housing type in Valdebebas

New builds with large glazed surfaces

Valdebebas is one of Madrid's most recent developments, with new-build schemes designed from the outset for energy efficiency, high ceilings and large glazed surfaces oriented to maximise natural light. That same architecture, however, produces very different thermal loads between the glazed living room and the interior bedrooms. Penthouses, especially those with a wraparound terrace, build up heat very differently from the rest of the home. A single climate-control system for the whole property rarely gives a satisfactory result in this type of building.

Climate control

Airzone-style zoning for large glazed surfaces

In Valdebebas homes, with heavily glazed living rooms and several different orientations on the same floor, a ducted air-conditioning system with zoning lets each room be controlled independently, instead of forcing the whole house to the temperature the living room alone needs. This matters especially in penthouses, where the terrace and the run of glazing can send cooling demand soaring in summer without independent zone control.

The installation fits into the false ceiling already planned into the new build, with no extra visible grilles and no impact on the interior design, and keeps each zone at its optimum temperature without wasting energy heating or cooling empty rooms.

Electrical

Charging in the communal garage and power capacity for demanding households

Many Valdebebas buildings have a communal garage, where installing an electric vehicle charging point requires a project compliant with ITC-BT-52 that respects the building's general installation and leaves it ready for other residents to join later. We handle the whole process, from the technical project through to liaising with the residents' association.

Inside the home, we round off the installation with low-consumption LED lighting and home automation that creates different lighting scenes for the living room, terrace and sleeping areas, also managing zoned climate control from the same system.

A common case in Valdebebas

It's common in Valdebebas penthouses for the living room, with its run of glazing onto the terrace, to become the hardest room to keep comfortable in summer, while the interior bedrooms stay more than cool enough on the same thermostat. The fix isn't a more powerful unit, but splitting the system into independent zones that respond to each space's actual load.

Integrated home automation for climate control, blinds and lighting (KNX)

Cause
In new builds, the centralised home automation system is programmed generically at handover, without being adjusted to the family's actual habits.
Effect
Scenes that turn on climate control and blinds at times that don't match how the home is actually used, with unnecessary expense as a result.
Prevention
Review and reprogram the home automation scenes with the owner after the first few weeks of use, not only at handover.
ANNA's diagnosis
We audit the existing KNX programming and readjust it to the home's real schedule as part of the ANNA service.
