Why choose us
A certified, insured and transparent team — not loose contractors.
Before letting someone into your home, you want to know they know what they're doing, that they're legally qualified to do it, and that if something goes wrong there's real cover behind it. Here's what stands behind every ANNA visit.
Technical training
Four certifications that are not optional.
Working on electrical or thermal installations, or handling refrigerant gases, inside your home isn't an unregulated trade: Spanish law requires specific qualifications for each one. Every one of our technicians holds them — here's why that matters.
REBT — Low Voltage Electrotechnical Regulation
- What it is
- Spain's national regulation (Real Decreto 842/2002) governing how any low-voltage electrical installation in a home must be designed, executed and maintained.
- Why it's essential
- A poorly executed electrical installation isn't just a fault — it's a real fire or electrocution risk. The REBT exists so that safety doesn't depend on an installer's goodwill, but on a binding technical standard.
- What it authorises
- Only a low-voltage authorised installer can sign legally valid electrical certificates (boletines/CIE) recognised by the power utility and the Comunidad de Madrid — the document that certifies your installation is safe.
RITE — Thermal Installations in Buildings Regulation
- What it is
- The regulation (Real Decreto 1027/2007) governing the design, installation and, above all, the periodic maintenance of heating, air conditioning and domestic hot water systems.
- Why it's essential
- A poorly maintained boiler or air conditioning unit doesn't just perform worse — it can emit carbon monoxide or handle refrigerant gas unsafely. The RITE sets mandatory checks precisely to prevent that.
- What it authorises
- Signing off the maintenance visits and start-ups that regulations require for boilers, air conditioning units and heat pumps, with legal validity in an inspection.
Fluorinated gas handling certificate
- What it is
- The qualification required under EU Regulation 517/2014 and Spain's Real Decreto 115/2017 to handle, charge or recover refrigerant gases in air conditioning units and heat pumps.
- Why it's essential
- Refrigerant gases are potent greenhouse gases. Handling them without proper training isn't just illegal — it can cause dangerous leaks and avoidable environmental damage.
- What it authorises
- Legally working on circuits containing refrigerant gas: charges, recoveries and leak repairs on your air conditioning system.
Occupational Risk Prevention (PRL)
- What it is
- The training required by Spain's Ley 31/1995 that qualifies a technician to work safely, both for themselves and for the people around them during the visit.
- Why it's essential
- A technician enters your home to work with electricity, height or tools, often with children, pets or furniture nearby. PRL training is what makes that visit safe for everyone, not just for them.
- What it authorises
- Working in your home following recognised safety protocols, reducing the risk of accidents during the visit.
Trust & security
Two guarantees that make the difference compared with other services.
This is what sets us apart from a lone technician or an anonymous platform — and what you can expect when you compare us with any other home-service provider.
Anti-fraud protocol: identification before you open your door
At ANNA Cuidado Técnico del Hogar we never send anonymous technicians to your home. For your complete peace of mind, before the visit you'll receive an official WhatsApp message with the Technical Identification Card of the assigned professional. This message exclusively confirms:
- The technician's identity: the name of the authorized professional.
- A direct line: their corporate mobile phone number, in case you need to reach them about any last-minute detail.
- The official vehicle: the exact make, model and license plate of the corporate vehicle they'll arrive in.
Always ask for this validation. If the professional who arrives at your home doesn't match the details we sent you, do not let them in for your own safety and report it to ANNA immediately.
Instant digital quotes (ICE), with legal validity
Forget waiting days for paperwork or last-minute surprises on your bill. Our smart system generates an Economic Commitment Report (Informe de Compromiso Económico, ICE) in real time, during your own call.
- Immediate linking: we securely link your phone number to the service details (name and address) you provide us.
- Full transparency: you receive the detailed quote on WhatsApp, with the exact breakdown of the agreed visit, before the technician sets out for your home.
- No small print: the price you accept digitally is recorded in our central system. The technician who visits your home strictly honors the terms agreed in your ICE.
Discretion
Discretion, at ANNA, isn't a gesture: it's a rule.
Some things about a home belong only to the people who live there. We follow a simple set of behavioural rules so that information — which visit you're having, and why — stays yours, and only yours, unless you choose to share it.
Who knows we've been is your decision
We don't detail the reason for a visit to anyone but you — not the doorman, not a neighbour, not whoever happens to be with you that day. If you'd rather we simply say we're "here for a check-up", that's the whole explanation we give. How what happens in your home gets told — or doesn't — is your decision, not ours.
A vehicle that announces nothing
Our vehicles carry no signage: no service listings, no reference to the trade we're there to practise inside your home. At most, they carry the ANNA name — never a description of what we do. The technician who visits presents themselves with the same restraint you called us with.
Customer care
We speak your language.
Our technical staff can attend your home in both Spanish and English, with no translation or intermediaries needed. The same person who checks your installation is the one who explains, in your language, what they found and what they recommend.
Guarantees
Real legal cover, not just on paper.
We hold mandatory civil liability insurance and operate with full tax transparency. Here's what that means in practice.
To be able to sign off electrical certificates and operate with full peace of mind in Madrid as a specialist qualified in both RITE and REBT, we hold a civil liability policy underwritten to the limits our activity requires. The Comunidad de Madrid requires the insurance certificate to explicitly detail these coverages before it will register an installation company:
- Post-completion liability: the most important cover for installers. It covers damage that appears after the work has been handed over or the certificate signed — for example, a fire from a later short-circuit or a water leak — with cover extending 12 to 24 months after completion.
- Employer's liability: mandatory whenever we have staff on payroll, covering possible compensation for workplace accidents.
- Fluorinated gas and pollution clause: specific cover for damage arising from the accidental loss or release of refrigerant gases, as well as accidental pollution or collateral damage from explosion.
Beyond industrial civil liability, we also maintain other insurance required by our company structure:
- Collective-agreement accident insurance: the Madrid Construction and Metal Collective Agreement requires, whenever staff are on payroll, an accident policy covering compensation for death or permanent disability from a workplace accident.
- Commercial vehicle insurance: mandatory for the vans we use to carry tools and fluorinated-gas cylinders to your home.
We are registered with the Consejería de Economía, Hacienda y Empleo of the Comunidad de Madrid as a fluorinated-gas company and as an electrical and thermal installation company.
Insurance only protects you if the work is done the way the law requires
Many companies and tradespeople say “we’re insured”. Few explain that a liability policy covers work carried out in line with the regulations, and the law reserves each trade for qualified people:
- Electrical work, for authorised low-voltage installers (Royal Decree 842/2002).
- Air conditioning and heating, for professionals holding the thermal-installations card (Royal Decree 1027/2007).
- Refrigerant gases, for certified handlers (Royal Decree 115/2017).
Policies usually exclude damage caused by work done without that qualification or in breach of the regulations. If something goes wrong, the insurer may refuse to cover it or claim it back afterwards from whoever did the work.
To keep that claim from ending up at your own door, before you let anyone in, ask whoever is going to work in your home:
- What official qualification does the person doing the job hold, for that specific trade?
- Is the company registered as an installation company with the Comunidad de Madrid?
- Can I see the liability insurance certificate, current and in the name of the company that invoices?
- Will I get an invoice and, where applicable, a signed installation certificate (boletín)?
At ANNA, we give you all four answers in writing before the visit.
Billing
Always with an invoice, VAT and AEAT traceability.
All of our work is invoiced with VAT, with no exceptions. Our billing system is VERI*FACTU-certified with the Spanish Tax Agency (Agencia Estatal de Administración Tributaria, AEAT): every invoice is securely and immutably recorded at the moment it's issued, in line with Spain's new anti-fraud e-invoicing system. What you receive is always a real, traceable and verifiable invoice.
