High-performance air-source heat pumps and electrics for the homes of Tres Olivos

In a more recently built residential development, we help make sure the technical installation matches the rest of the home from day one.

Housing type in Tres Olivos

A recently built residential development

Tres Olivos is one of the most recently built detached-housing developments within the M30, with modern houses and townhouses, good insulation and, often, a private garage integrated into the home. Being newer, the technical starting point is usually better than in a house from the 1980s, but that doesn't always mean the original installation was designed for today's standards of efficiency and comfort. Many of these homes were handed over with gas air conditioning or conventional splits, and with electrical capacity calculated tightly, with no margin set aside for a future EV charging point.

Climate control

Heat pump from an already efficient starting point

Starting from the good insulation of recent construction, replacing a gas or split system with a heat pump performs especially well in Tres Olivos: the thermal envelope already helps, and the heat pump adds a further leap in efficiency for heating, cooling and hot water.

We combine the heat pump with underfloor heating and cooling wherever the home allows, or with low-profile ducts where a false ceiling is already in place, always prioritising a clean installation that doesn't clash with the finishes of a modern build.

Electrical

Power with room for an electric car

We check the originally contracted power, which in many recently built homes was calculated tightly for the initial equipment, and increase it alongside the garage charging point, installed in accordance with ITC-BT-52, also allowing for a second electric vehicle in future.

We build in smart-home features from the outset, taking advantage of the fact that many of these homes already have the wiring conduits in place for it, along with LED lighting with scenes programmed by room and time of day.

A common case in Tres Olivos

In Tres Olivos homes handed over with just enough electrical capacity for the initial equipment, a limitation often appears as soon as the owner wants to add a charging point or a second air-conditioning zone. There's no need to redo the whole installation, but the available power does need to be increased in an orderly way. We check this before proposing any expansion.

Tres Olivos, in figures

This is the Madrid district of Fuencarral-El Pardo.

Tres Olivos does not have separate official statistics of its own — these are the official figures for the Madrid district it belongs to.

246.281Residents of Fuencarral-El Pardo (2022)
85.852Households in Fuencarral-El Pardo (2015)
2.71Average household size (2015)
24.644 €Average income per resident (2019)

The largest district in the city of Madrid by area (less than 50% built up, due to the Monte de El Pardo woodland). Neighbourhoods such as Mirasierra, Valverde/Tres Olivos, Montecarmelo and Fuentelarreina are residential developments mostly dating from the late 20th century and 2000s (PAUs) — a relatively recent housing stock compared with the historic centre.

Insufficient power in a recently built home when adding EV charging, induction and AC together

Cause
In Tres Olivos' newer homes, the originally contracted power was calculated for standard use, without allowing for the owner later adding an EV charger, an induction hob and air conditioning all at once.
Effect
When several appliances run at the same time — cooking, charging the car and having the air conditioning on — the main breaker (ICP) trips repeatedly, especially during peak hours of the day.
Prevention
Check the contracted power against the sum of all the home's appliances and equipment before adding the last one.
ANNA's diagnosis
ANNA calculates the necessary simultaneous power demand and processes the electrical certificate (CIE) for the upgrade where required.
