Smart comfort for Sanchinarro's residential towers and penthouses

Glass façades, generous ceiling heights and a demanding resident profile: in Sanchinarro, comfort is designed, not improvised.

Housing type in Sanchinarro

Modern towers, glass façades and demanding orientations

Sanchinarro is known for tall, contemporary developments with heavily glazed façades that bring in plenty of light but also a considerable solar load on the higher floors. Penthouses, much sought after in the area for their terraces and views, feel this exposure particularly on south- and west-facing units. The electrical systems in these buildings, while relatively recent, aren't always designed for the level of consumption a home now demands with full climate control, high-end appliances and an electric vehicle. In practice, every tower and every orientation needs its own calculation.

Climate control

Ducted air conditioning with independent room-by-room control

In Sanchinarro flats and penthouses, where the sun hits the façade very differently depending on the time of day, an Airzone-style ducted system with zoning stops the west-facing bedroom overheating while the rest of the house is already at temperature. Each room gets exactly the air it needs, and the compressor stops having to work flat out to compensate for a single zone.

The whole system is hidden behind the false ceiling, with no visible units or grilles breaking up the home's interior design, and with savings that are especially noticeable on the higher floors most exposed to the sun.

Electrical

EV charging in the communal garage and power capacity for a high-end home

Most Sanchinarro buildings have a communal garage, so electric vehicle charging is solved with a collective installation compliant with ITC-BT-52, with an independent meter per parking space and a project the residents' association can expand as more neighbours join. We also handle the electrical certificate needed when a home is renovated to add induction cooking, a high-power oven and climate control running simultaneously.

Inside, LED lighting and home automation let you programme day and night lighting scenes and control zoned climate remotely — something particularly valued in homes where people spend much of the day out.

A common case in Sanchinarro

It's very common in west-facing Sanchinarro penthouses for the main bedroom to become the hottest room in the house from mid-afternoon onwards, even though the rest of the property stays perfectly cool. Without zoning, the air conditioning tries to compensate by over-cooling the whole house. Giving that room its own control zone usually brings consumption down noticeably.

Positioning of the air-source heat pump outdoor unit on a shared communal roof

Cause
The outdoor unit shares a technical roof area with other residents' units, and inadequate spacing or crossed airflow between units reduces performance.
Effect
The unit has to work harder than necessary to reach the set temperature, and access for maintenance on the shared roof becomes increasingly difficult over time.
Prevention
Check the minimum clearance and airflow direction relative to neighbouring units before fixing the final position.
ANNA's diagnosis
We verify the outdoor unit's actual performance on the roof and arrange technical access as part of the maintenance SLA.
