Grand apartments in the Ensanche

Bespoke air conditioning and electrical work for the grand apartments of the Salamanca district

We work inside the apartments of Serrano, Velázquez and Goya with the same care you'd use restoring wood panelling: leaving no visible trace that an installation ever passed through.

Housing type in Salamanca

The district, building by building

Homes in the Salamanca district are mostly grand Ensanche-era apartments from the early twentieth century, with ceilings up to four metres high, original plaster mouldings and marquetry floors that no owner is willing to sacrifice for technical works. Renovating the air conditioning or electrics here calls for a different approach: every grille, every access panel and every duct run is decided according to the existing cornice, coffered ceiling or internal door. It's not unusual to find residents' associations with strict internal rules on what can be seen from the light well or the façade. That's why we plan every installation as an exercise in technical interior design, not as a standard building job.

Climate control

Ducted air conditioning, invisible beneath the moulding

In flats of more than two hundred square metres with rooms serving very different purposes — a study, the main bedroom, a guest area — a single duct run stops making sense. We install ducted air conditioning with Airzone zoning, so each room keeps its own temperature independently of the rest of the home, without needing to run the whole system just to cool one room.

The challenge in Salamanca isn't just cooling the home, it's doing so invisibly: perimeter false ceilings that respect the original cornice, diffusers built into the joinery, and duct runs calculated before a single partition wall is touched. The result is a more efficient home, with lower air-conditioning bills, and not a single element out of place.

Electrical

Electrical capacity to match a designer kitchen

Many of these installations date from a partial renovation twenty or thirty years ago and were never designed for a high-power induction hob, a steam oven and air conditioning all running at once. We carry out a full renovation of the consumer unit and wiring, and handle the electrical certificate (Certificado CIE) needed to register the new contracted power.

We use the same intervention to fit dimmable LED lighting and smart-home scenes that follow the rhythm of the day: task lighting in the study, warm lighting for dinners, a soft night-time setting, all controlled from a single panel or your phone.

A common case in Salamanca

It's common that, when opening up a grand Salamanca apartment to renovate the kitchen, a 1970s electrical installation turns up that simply can't handle current demand. The RCD trips as soon as the induction hob and oven are connected together, and the renovation grinds to a halt until the root cause is fixed. We take care of sizing the new power supply, updating the consumer unit and handling the certificate without the works losing a single day.

Heat pump in the interior courtyard of a grand apartment building

Cause
A heat pump's outdoor unit needs somewhere to vent and drain, and in Salamanca's buildings that usually means the interior light well, subject to residents' association rules on noise and on what can be fixed to the façade.
Effect
A poorly sited or poorly soundproofed unit generates complaints from neighbours about resonance in the courtyard, even when it meets the manufacturer's rated decibel levels.
Prevention
Study the courtyard as an acoustic chamber before choosing the unit, not after buying it.
ANNA's diagnosis
ANNA measures the courtyard and models its acoustic behaviour to choose the outdoor unit's location and soundproofing before presenting the project to the residents' association.
