Houses, not flats: a different technical logic

Within the M30, Mirasierra is one of the few districts where the detached house on its own plot is the norm rather than the exception. Two- or three-storey houses with a garden, pool and private garage, many built twenty or thirty years ago with oil- or gas-fired boilers that are now expensive to run and inefficient. The area to be heated and cooled is larger than in a flat, the thermal envelope tends to be more generous, and there's complete freedom to work on the roof or in the garage without depending on a residents' association. That opens the door to solutions that would be impossible in a city-centre apartment: air-source heat pumps, underfloor heating, and a private EV charging point in the owner's own garage.

We replace oil- or gas-fired boilers with air-source heat pump systems, which provide heating, cooling and hot water with electricity consumption far lower than a conventional boiler. Combined with underfloor heating and cooling, the house keeps a stable temperature across all three storeys without the sharp swings of a traditional radiator system.

The outdoor unit is sited to one side of the plot or on the roof, away from the garden's living areas, and the underfloor system disappears beneath any finish, from timber flooring to natural stone on the porch. The result is a more efficient house all year round, with a marked reduction in heating and cooling costs compared with an old boiler.

Charging point and power for a house with its own garage

With a private garage, installing an EV charging point is technically straightforward: we carry it out in accordance with ITC-BT-52, sizing the power available from the main consumer unit so the charger can run alongside the rest of the house, including the heat pump, without issue.

We use the same intervention to renew indoor and outdoor lighting with low-consumption LEDs and add smart-home features to control irrigation, garden lighting and household scenes from a single system, designed for a house with a lot of outdoor space to manage.

A common case in Mirasierra

In Mirasierra houses more than fifteen years old, it's common for the original oil-fired boiler to still be running purely out of habit, even though running costs have climbed over the years. When the owner also wants to add a garage charging point, the original electrics often can't provide enough power. We look at both together before proposing a solution.

The largest district in the city of Madrid by area (less than 50% built up, due to the Monte de El Pardo woodland). Neighbourhoods such as Mirasierra, Valverde/Tres Olivos, Montecarmelo and Fuentelarreina are residential developments mostly dating from the late 20th century and 2000s (PAUs) — a relatively recent housing stock compared with the historic centre.

Air conditioning and dehumidification for an indoor or covered pool in a house

Cause: In Mirasierra houses with a heated or covered pool, the constant ambient humidity gradually attacks nearby consumer units and electrical fittings that aren't designed for that level of condensation.
Effect: Premature corrosion appears in junction boxes, and RCDs trip for no apparent reason, much earlier than would be expected elsewhere in the house.
Prevention: Use fittings and IP protection ratings suited to a humid environment from the initial installation, not as a later repair.
