Houses along the linear garden city

Air-source heat pumps and rewired electrics for the houses of Arturo Soria

Along the tree-lined avenue that gives the district its name, we update the technical side of houses with their own gardens without altering their original character.

Housing type in Arturo Soria

The house as a way of living in the city

The Avenida de Arturo Soria, laid out as a linear garden more than a century ago, gave rise to one of the few districts in Madrid where the house with its own garden sits within the city itself. Many of these homes retain their original structure, with old gas boilers and electrics designed for domestic consumption far lower than today's. Because these are detached homes, any technical work — from an air-source heat pump to a charging point — can be carried out with complete freedom, without the constraints of a residents' association, though always with the same care not to disturb the leafy, quiet character of the surroundings.

Climate control

From the old boiler to the heat pump

We replace gas boilers more than fifteen years old with air-source heat pump systems that significantly cut the energy used for heating, cooling and hot water, taking advantage of the fact that these homes usually have enough space on the plot or roof for the outdoor unit.

Underfloor heating and cooling replaces traditional radiators without losing a centimetre of headroom or altering existing finishes, and keeps an even temperature across the different floors of the house all year round.

Electrical

Garage charging point and renewed power supply

With a private garage, installing an EV charging point in accordance with ITC-BT-52 is one of the most requested jobs in the district. We first check the contracted power and the condition of the consumer unit, and upgrade it if the original installation doesn't leave enough margin.

We also renew the outdoor lighting for the garden and entrance with low-consumption LEDs, and add smart-home features to automate lighting according to the time of day, so nothing has to be switched off manually.

A common case in Arturo Soria

In Arturo Soria houses with a gas boiler more than fifteen years old, it's common for winter running costs to be disproportionate to the actual size of the home. This usually coincides with electrics that also don't have room to add an EV charging point. We check both systems before proposing any changes.

Arturo Soria, in figures

This is the Madrid district of Ciudad Lineal.

Arturo Soria does not have separate official statistics of its own — these are the official figures for the Madrid district it belongs to.

213.905Residents of Ciudad Lineal (2022)
84.629Households in Ciudad Lineal (2015)
2.5Average household size (2015)
22.787 €Average income per resident (2019)

Historic axis: the Ciudad Lineal designed by Arturo Soria in the late 19th century (a linear ‘garden city’ model); early-20th-century chalets and villas along the avenue, with later high-rise densification in the rest of the district.

EV charger in a private garage alongside a simultaneous power upgrade

Cause
In Arturo Soria houses, installing an EV charger often coincides with other additions — a heat pump, an induction hob — which together exceed the home's original contracted power.
Effect
If each piece of equipment is ordered separately from different installers, nobody calculates the combined total, and the result is frequent trips of the main breaker (ICP) when several high loads coincide.
Prevention
Add up the power of all planned equipment — including the charger — before contracting the final power supply with the utility company.
ANNA's diagnosis
ANNA calculates the home's real simultaneous power demand across all equipment and processes the necessary upgrade as a single project.
